  • 🌎 Wealth Pi Fund’s Christina Jiang on the Rise of Private Credit in Australian Real Estate 🌍 Australia’s property finance landscape is undergoing significant change. Rising interest rates, increasing construction costs, and tighter bank lending have made traditional financing more difficult for developers. At the same time, population growth, immigration inflows, and strong housing demand are creating structural pressures. These dynamics are widening the funding gap and accelerating the role of private credit as a vital source of capital. At the recent AsRES 2025 Conference, Christina Jiang, Director of Wealth Pi Fund, was invited to share her perspective on how private credit is reshaping Australia’s property finance landscape. She pointed to three main drivers behind the shift: ⭐ Regulatory changes – banks have tightened their lending criteria since Basel III and the Royal Commission. ⭐ Funding gap – mid-tier developers remain creditworthy but no longer fit within bank risk profiles. ⭐ Market fundamentals – population growth, rezoning policies, and strong housing demand continue to create opportunities. Christina highlighted that private credit funds are stepping in with structured, secured, and flexible lending solutions. She summarised the advantages with SPF: Speed, Partnership, Flexibility. She also drew a global comparison: in the US, non-bank lenders account for ~50% of CRE lending, while in Australia, non-bank lending has grown to ~16–25% of residential development finance. With international capital flowing in from Asia and Europe, she noted that private credit is increasingly moving from an “alternative” to a core fixed income allocation. Christina concluded that private credit is no longer a backup plan but a strategic pillar in Australia’s commercial real estate ecosystem.
