  • Turning challenges into results. When CEMCO, LLC, and JFE Shoji America, LLC set out to expand its operations, the right facility seemed out of reach. The Denver Metro area offered few options that met their complex requirements — direct rail service, a secure yard, heavy power capacity, and room to grow. The Lincoln Property Company team, led by Sam Slaton and Mark Dwyer, transformed those challenges into opportunities. Acting as JFE Shoji’s exclusive tenant and buyer representatives, they identified a promising site and then went beyond brokerage — coordinating with the local utility to deliver the power capacity CEMCO needed to make it viable. The result was more than a real estate transaction. It was a strategic win for CEMCO’s future: • Tripled operational capacity • Dual rail access for seamless logistics • Long-term growth flexibility • A cornerstone investment for CEMCO’s North American operations A project defined by perseverance, partnership, and performance — the values that continue to drive Lincoln forward. • Sam Pepper, RA and Nella McOsker share their insights on the ever-evolving landscape of Downtown Los Angeles, the new Revive DTLA Plan, and other incredibly important topics surrounding the industry. We invite you to enjoy the recent episode of the Building LA Podcast, available now on Apple and Spotify.

DTLA generates 30% of the city's business, parking, and transient occupancy tax revenues despite occupying just 1% of its land mass. In the last decade, nearly a quarter of all new housing in Los Angeles has been built here. It's also the civic, cultural, and historic center of Los Angeles. It's the location of our leading museums, music and sports venues, galleries and restaurants.  But....as we all know, the area faces serious challenges: office vacancy rates have risen significantly, safety is a concern, more and more retail storefronts are shuttered, and of course the graffiti-covered Oceanwide towers remain a stark symbol of neglect. But surely this can turn around? In the latest episode of the Building LA Podcast, Nella McOsker, President & CEO of Central City Association of Los Angeles (CCA), details CCA's "Revive DTLA" plan (link below). This 90-day roadmap was developed with input from over 100 stakeholders ranging from Fortune 500 companies to small businesses, homeless service providers, and cultural institutions. The plan outlines how DTLA can achieve the basics: concentrated foot patrols, consistent street cleaning, and prioritized implementation of existing programs like CARE Court and Inside Safe, all without requiring massive new funding. Nella also addresses the structural governance challenges that hinders progress, like the division of responsibilities between city and county. Plus, she highlights the practical solutions already showing promise, including new police bike patrols and foot beats announced shortly after the plan's release. • Celebrating leadership, service, and the people who define Lincoln. Earlier this fall, two exceptional members of the Lincoln team were recognized for their outstanding contributions to the industry and community. John Combs, Executive Vice President, received the Ray Nann Lifetime Achievement Award, BOMA SF’s highest honor. This award recognizes individuals whose extraordinary dedication, service, and leadership have made a lasting impact on both the organization and the commercial real estate community. Throughout his career, John has led with integrity and generosity, serving as BOMA SF President in 2015, a longtime Board member, and a mentor and advocate for industry professionals through CREATE and the BOMA SF PAC. His influence and mentorship continue to shape the next generation of leaders. Anne Hill, Director, was named President-Elect for BOMA SF’s 2025–2026 Executive Committee, continuing her commitment to driving progress and fostering collaboration across the region’s CRE community. At Lincoln, our people are our greatest differentiator and their expertise, leadership, and commitment to the industry are what make honors like these possible.
