We’re proud to share that Lyrik Back Bay was recently honored with two major industry recognitions: NAIOP Massachusetts’ Distinguished Development Award and BOMA Boston’s TOBY Award for Mixed-Use Building of the Year. These awards represent far more than accolades - they affirm the long-term vision, investment, and shared belief that shaped Lyrik into a new gateway to the city and a vibrant anchor for the Back Bay neighborhood. From the earliest planning stages to the final details of its placemaking strategy, connectivity has always been at the heart of this project. The result is a multi-use hub that bridges two neighborhoods, and a place where people can gather, dine, work, stay, and connect with the character and community surrounding it. This milestone reflects the extraordinary partnership behind the project. We’re grateful to our partners at the Commonwealth of Massachusetts, City of Boston, MassDOT, and the MBTA; our dedicated project team; community partners across The Fenway and Back Bay; our financial partners; and the entire Samuels & Associates team. The challenges of building over active highway and transit lines required unprecedented coordination and perseverance, and the level of collaboration that it took to get here cannot be overstated. Thank you to NAIOP Massachusetts and BOMA Boston for these recognitions, and congratulations to all this year’s nominees. We believe deeply in Boston’s future and set out to create a place that seamlessly blends business, retail, and leisure, enhancing our communities for years to come. Having our peers recognize that ambition is incredibly meaningful. #BostonCRE #LyrikBackBay

Proud moment for the Samuels & Associates team! For those who may not know, Lyrik is a Triple Gold–certified, mixed-use landmark built directly over the Mass Pike—the first air-rights project in Boston since the Prudential Center more than 40 years ago. Home to innovative office tenants like CarGurus and the LEGO Group, the country’s largest citizenM hotels, and vibrant retail, Lyrik is truly a legacy property! Congratulations to Samuels & Associates and the entire Lyrik operations team - Tim Rivett CFM, Thomas Groden & Sarah Newman - on a well-deserved BOMA Boston TOBY Award for Mixed-Use Building of the Year! An incredible achievement and an honor to be part of this impressive project!

When we first embarked on this project over a decade ago, we envisioned Lyrik Back Bay as a civic gateway — a place that welcomes people into Boston and reflects the city’s character. Last week we celebrated a landmark moment for Lyrik and the City of Boston: the dedication and first illumination of Gaetano Pesce’s Double Heart, the final public artwork conceived during the artist’s lifetime and his only permanent installation in the United States. Double Heart is the perfect embodiment of that vision: bold, optimistic, and deeply human. We are proud to honor Boston with this extraordinary work of art and to continue our commitment to ensuring that as many of our projects as possible feature signature public spaces that enrich daily life. This installation is the result of exceptional collaboration, and we extend our sincere gratitude to Goodman Taft, Pesce’s studio, estate, gallery, and fabricator, our many project partners, and the civic and community collaborators who helped bring this milestone to life. As Pesce once said, "I believe that the treasure of the world is diversity. If we are the same, we cannot talk, because there is nothing to say. But if you and I are different, there's a lot to exchange.” At a time when unity can feel fleeting, Double Heart offers a bold reminder of our shared hope and the profound mutuality of love. Thank you to everyone who joined us to mark this milestone. We look forward to welcoming our neighbors here in Boston and visitors from around the world to experience Double Heart at Lyrik for years to come. What a thrill to see Lyrik Back Bay honored in Fast Company’s 2025 Innovation by Design Awards in the Urban Design category! Lyrik, Boston’s first air rights development in over 40 years, redefines urban design by converting air rights over an interstate highway into a vibrant, multi-use hub that reconnects two neighborhoods separated by that highway 75 years ago and sets a precedent for future air rights projects. http://bit.ly/3IomMAZ We enjoyed celebrating this achievement at Fast Company’s Innovation Festival last week! #FCDesignAwards #awardwinning #mixeduse #innovationbydesign #ElkusManfrediProject w/ Samuels & Associates, Suffolk Construction, McNamara • Salvia, Structural Engineers, VHB, WSP, CASTELLI-DESIGN, LeBlanc Jones, RWDI, Gordon H. Engineering News-Record New England has recognized Suffolk’s Parcel 12 project in Boston as the winner of the Regional Best Projects competition in the Office/Retail/Mixed-Use category. This award recognizes the successful execution of a landmark development that redefines what is possible in urban infrastructure. Among the first projects in nearly four decades to be built atop a MassDOT roadway, Parcel 12 reimagines the space above the Massachusetts Turnpike into a dynamic mixed-use development. The completed project features a 21-story office tower (the new home for CarGurus and the LEGO Group) and an 11-story citizenM hotels, all anchored by a two-story retail podium. This entire development knits together the Back Bay, Fenway, and South End neighborhoods of Boston. Congratulations to the project team and our partners on this recognition.
