Design revealed for regenerative masterplan in Greece. Masterplan designs for a mixed-use development in Thessaloniki, have been revealed. Foster + Partners has been appointed by developers, Dimand, to transform the historic FIX brewery, an iconic heritage landmark of industrial Thessaloniki, into a dynamic urban project that features vibrant public space, new homes, hotels, and a range of cultural amenities. “FIX Thessaloniki will be a major catalyst for urban regeneration across the city. Our design utilises the historic landmarks on the former industrial site to create a new destination with vibrant green public spaces and state-of-the-art amenities. The incorporation of a pedestrian and cyclist friendly public realm will maximise connectivity, as well as the civic and cultural potential of the area.” Michael Jones, Senior Partner at Foster + Partners. A mixed-use development that transforms a historic brewery, an iconic heritage landmark of industrial architecture, into a new neighbourhood community by the seafront that is also within walking distance to the city-centre. Sounds like a promising new beginning.
Having worked on the survey of the original Fix buildings more than 20 years ago I feel this solution is over-building this area and will create a huge wall cutting the city from the sea instead of connecting it.. Way too many square meters to be built in this area...

What makes this masterplan regenerative? Is this a 'regeneration' of an economically depressed area or does the masterplan take on the tenets of Regenerative Design (two different things). The visualisations suggest the former. I see no use of low carbon/carbon negative materials, no attempt to reinforce local natural cycles and conventional planting strategies that include no urban food systems or anything that might drive social cohesion.
