This transformational project marks a major step forward for South Shore and South Chicago, bringing new momentum to an intersection poised for long-term growth. Under the guidance of 7th Ward Alderman Greg Mitchell, Thrive Exchange represents a comprehensive investment in community: mixed-income housing, neighborhood retail, and neighborhood-centered design. Its purpose is to elevate the standard of living while building pathways to economic opportunity for longtime residents. This transformative development marks the first phase of a larger vision to bring new housing, retail, green space, and cultural amenities to Morgan Park. We’re proud to advance a project that reflects our shared commitment to equitable development on the Far South Side.     More than $480 million in new and amended development was approved at Thursday's Plan Commission meeting, advancing a slate of investments that include two Fulton Market high-rises, a pair of recreational facilities and the first phase of a planned 13-acre Morgan Park mixed-use complex. Among the projects approved: ✅ 1200 West Carroll Holdings LLC's amended $188 million project at 1200 W. Carroll Ave. on the Near West Side includes 397 mixed-income residences in a 29-story building with ground-floor commercial, .25 acres of public open space and 154 parking spaces. ✅ 210 North Morgan Development LLC's amended plan for a $100 million, 18-story building at 214 N. Morgan St. on the Near West Side includes 258 mixed-income residences, ground-floor commercial space and 30 parking spaces. ✅ Far South CDC's planned $68 million project at 115th and Halsted in Morgan Park includes 70 mixed-income residences and ground-floor retail, the first phase of a larger mixed-use redevelopment plan that includes commercial space, a performing arts center, parkland and up to 244 residences. ✅ DePaul University's planned $42.4 million athletic facility at Halsted Street and Belden Avenue in Lincoln Park includes practice space intended to help return the Blue Demons basketball programs to national prominence. ✅ Lawndale Christian Development Corp.'s planned $38 million recreation center at 22000 S. Springfield Ave. in North Lawndale includes indoor turf fields, basketball courts and additional fitness amenities. ✅ 4641 N Ashland LLC's planned $21 million Uptown residential project will replace a parking lot with a five-story, 78-unit building with 33 parking spaces. ✅ 6150 N Sheridan LLC's planned $15 million, five-story residential building within the Lakefront Protection District in Edgewater will replace a surface lot with 40 dwelling units and 40 parking spaces. ✅ 67 E. Oak Partners LLC's planned $8.1 million Near North Side retail project includes construction of a two-story building at 67 E. Oak St.

    MORE EXCITING NEWS TODAY FOR CHICAGO'S FAR SOUTH SIDE!!! Today, the Chicago Plan Commission approved our amended Planned Development application for the 13-acre mixed-use Morgan Park Commons project. This is a major win for the project and the community, as this puts us closer to a Spring 2026 groundbreaking for Phase I. Phase I consists of: A. Demolition and site development of the entire 13-acres with new streets that will reconnect to the city grid, underground utilities, site detention, public way improvements, two gateway plaza entrances, and pad-ready sites for future phases; B. Two mixed-use affordable housing developments totaling 70 units with ground-floor retail and live/work units that border along the South Halsted Corridor, which creates a two-block walkable streetwall connecting to the proposed new Pace Pulse Station. Many thanks to Ald. Ronnie Mosley and his office, the leadership of Commissioner Ciere Boatright and Lissette Castaneda, City of Chicago department staff, our team at Far South Community Development Corporation, past and current partners, and, most importantly, our community, for all the support in helping us reach this point.   • Behind the Success: Dana Probst At DL3, our work is driven by talented people who bring expertise, integrity, and passion to every project. This week, we’re proud to spotlight Dana Probst, our Director of Accounting, a leader whose impact is felt across every corner of the company. Dana’s day-to-day role spans far beyond traditional accounting. From investor reporting and tax planning to navigating complex financing structures and supporting development teams, Dana ensures that our projects are grounded in accuracy. “At DL3, I wear so many hats, and I think it keeps it very interesting. Here, I’ve totally expanded my skill set outside of a typical accounting career path, and it’s a lot of fun”. She brings a blend of technical expertise and business intuition, shaped by her early career in publicly traded REITs. One of Dana’s proudest accomplishments was helping unwind the New Markets Tax Credit structure for Englewood Square, a process she describes as “20% accounting, 80% organization and coordination.” What truly sets Dana apart is her commitment to growth. She’s continually learning, whether diving into new tax legislation, strengthening our financial strategies, or collaborating closely with our lenders, partners, and internal teams. She credits this mindset, and strong female mentors in her life, with propelling her career and helping her stay adaptable in a constantly evolving industry. Outside the office, Dana brings the same drive to her mornings at the gym (she’s typically there at 6:15am every morning!). At work and beyond, her leadership makes her an invaluable part of the DL3 family. We’re grateful for everything Dana contributes and excited to continue learning from her exceptional expertise.
